How SMSF loan repayments work
SMSF borrowing is usually discussed in the context of a limited recourse borrowing arrangement, often called an LRBA. Repayments depend on the loan amount, interest rate, repayment frequency and term, but the SMSF also needs enough cash flow and liquidity to manage expenses and obligations.
This calculator uses a simple amortising principal-and-interest loan formula and assumes principal-and-interest repayments for the full loan term. Lenders may offer different repayment structures, including interest-only periods, which are not reflected in this estimate. It is useful for repayment planning, but it does not check SMSF compliance, investment strategy, lender policy, borrowing rules, tax treatment or whether a property purchase is suitable for the fund.
What this estimate does not include
SMSF borrowing involves legal, lending, tax and compliance considerations that are not captured by a repayment calculator.

Loan structure
It does not include interest-only periods, offset accounts, variable rate changes, lender fees, early repayment costs or security conditions.
Tax and cash flow
It does not calculate tax deductions, GST, capital gains tax, rental expenses, depreciation, contributions or liquidity requirements.
